Sash cord replacement
Broken sash cords are the most common sash window problem. When a cord snaps, the sash drops, won't stay open, or becomes dangerous to use. We replace broken cords, rehang the sashes, and check the weights and pulleys so the window runs smoothly and stays where you put it. We usually recommend replacing all the cords on a window at the same time, since the others are often close behind.
Freeing stuck and painted-shut windows
Decades of paint build-up can seal windows shut completely. We carefully free stuck sashes, clean back paint from the runners and beads, and get them opening and closing freely again without damaging the frame or glass.
Draught-proofing
Loose sashes are a major source of heat loss and noise, and many older windows rattle in the wind. We fit discreet draught-proofing systems that seal the gaps around the sashes while keeping them fully working. It's one of the most effective ways to make an older home warmer and quieter, and it's barely visible once fitted.
Rot repairs
Sills, bottom rails and the lower parts of the frame are most exposed to the weather and the most likely to rot. Rather than replacing the whole window, we cut out the damaged timber and splice in new, properly treated wood, keeping as much of the original window as possible.
Sill replacement
Where a sill is too far gone to repair, we make and fit a new one to match the original profile.
New sashes and replacement windows
When a sash is beyond saving, we make new sashes to match the originals. Where an entire window needs replacing, we can supply and fit like-for-like timber sash and case windows, built to match the style of your building. This is often what planners require in conservation areas.
Glazing and double-glazing upgrades
We replace broken or cracked panes and re-putty loose glass. We can also fit slimline double glazing into new or existing sashes, which improves heat retention while keeping the traditional look. In listed buildings and some conservation areas this may need consent, and we can advise on what's likely to be allowed.
Security and safety
We fit sash locks, fasteners and window restrictors. Restrictors limit how far a window can open, which is especially important in upper-floor flats and homes with young children.
Shutters
Many older homes still have their original internal timber shutters, often painted shut or hidden behind layers of paint. We free, repair and restore shutters so they can be used again. They add character and provide extra insulation and security.
Full restoration
For windows that need more than a single repair, we offer a complete overhaul. This typically includes freeing the sashes, replacing all cords, repairing rot, overhauling pulleys, re-puttying, fitting draught-proofing and setting everything up to run smoothly. The result is a window that works like new and looks original.
Upper-floor flats and listed buildings
Upper-floor windows can be hard to reach from outside, so where possible we carry out repairs from inside, avoiding the cost of scaffolding or access equipment. Where external access is needed for sills or exterior repairs, we'll explain the options and include this clearly in your quote.
